Red Rock Ranch HOA Meeting Minutes June 8, 2026
Meeting held virtually via Zoom
Presiding: President Beth Lonnquist. Board members present: Vice President Craig Williams, Treasurer Bill Griffith, Secretary Amber Dern, ACC Chairman Scott Miller, Director Kevin Guy, Director Laura Quinlan, Director Steve Collins. A quorum was present.
Lot owners in attendance: Ketch Nowacki, Sally O’Brian, Janet Geise, and Rosalia Mckean.
Architectural Control Committee: No new requests.
Firewise: Chipping is scheduled for this week. 24 homeowners have signed up.
Meeting Minutes: HOA Board meeting minutes for May were presented for approval. A motion to approve, pending a correction in wording, was made by ACC Chairman Scott Miller and seconded by Vice President Craig Williams. The motion passed unanimously.
Treasurer Report: The June Treasurer’s report was presented by Treasurer Bill Griffith. The beginning balance was $7,451.17. Deposits were $975.00 in member contributions, $50.00 in ACC fees, a homeowner loan for $5,000.00 and a homeowner loan for $7,000.00. Expenses were $4,750.00 to Harmon Graves for legal fees, $89.78 for Spring post card postage, $3,000.00 to Moller Graf for legal fees, and $246.00 in insurance premiums for a grand total of $8,085.78. Bank Interest for the month was $0.10. The ending balance on the account was $12,390.49. Total Firewise funds are $319.27. Legal expenses for the year to date are $10,747.00. Insurance expenses for the year to date are $1,476.00. Total member contributions for 2026 are $9,565.00 from 48 members. Total ACC fees for 2026 are $100.00. A question was asked about the total amount in legal fees in connection with the lawsuit Craig Pryor vs. RRR HOA. Director Griffith estimated the total will be around $60,000.00. A motion to approve the report was made by Director Kevin Guy and seconded by Director Laura Quinlan. The motion passed unanimously.

Website: The donation tab is live on the website. The IT team is working to fix the menu tab.
Forest View Acres Water District: Next meeting June 24, 2026
Lawsuit Craig Pryor vs. RRR HOA: A new lawyer was engaged to represent the HOA. All reply requirements to the court have been met by the HOA. The new trial date is set for January 2027.
New Business
Community Garage Sale: A community garage sale is planned for Saturday, June 20, 2026 at RRR Park from 9am-2pm. Donations will be accepted on Friday, June 19th from 2pm-7pm at the park. Community response has been positive. Community artists have donated items for the silent auction. Volunteers are needed for pricing and working the sale. Rosalia Mckean will post the flyer to social media and hang a banner at the park. President Lonquist will ask Mr.Miller about placing a banner on his fence at the entrance to RRR Ranch. All board members will reach out to neighbors to spread the word. President Lonnquist thanked Rosalia for organizing and heading up this event.
Guests: Ketch Nowacki asked questions concerning taking loans from homeowners.
A motion to end the meeting was made by Director Williams and seconded by Director Guy. The motion passed unanimously. The board meeting was adjourned at approximately 8:00pm.
